Seasonal checklist for landlords: 10 things to tackle before summer

As summer approaches, now is the ideal time for landlords to get ahead of seasonal issues, and avoid costly surprises later. Whether you’re managing one rental or a portfolio, a bit of forward planning in May can save you time, money, and stress throughout the warmer months.

Here’s your complete summer-ready checklist.

1. Inspect the roof and gutters

Winter storms and spring debris can leave damage that goes unnoticed until it causes a leak. Inspect the roof for missing tiles and clear out gutters and downpipes to prevent water build-up during summer showers.

2. Book pest prevention services

Warmer weather often brings unwanted visitors like rodents, ants, wasps, or flies. Schedule pest inspections or treatments now, especially if your property is near open bins, green spaces, or has an older structure.

3. Check all appliances

Fridges, washing machines, ovens, and microwaves often work overtime in the summer during vacations. Make sure everything is clean, functioning, and up to safety standards before tenant complaints roll in.

4. Review safety compliance: gas, electrical, and EPC

This is a great time to double-check that all your certifications are up to date:

  • Gas Safety Certificate (CP12)

  • Electrical Installation Condition Report (EICR)

  • Energy Performance Certificate (EPC)

5. Tidy up gardens and outdoor spaces

Outdoor areas can be a big draw for summer tenants, but overgrown grass, weeds, or broken fences have the opposite effect. A quick garden refresh or pressure wash of patios can go a long way in increasing appeal and rental value.

6. Service the boiler and heating system

Boilers are less used in summer, making this a smart time to schedule servicing. Identifying faults early can help avoid emergency repairs just as tenants turn the heating back on in autumn.

7. Prepare for student turnover

If you let to students, May and June are prime preparation months. Plan ahead for:

  • Inventory checks

  • Deposit returns

  • Deep cleaning

  • Marketing to new tenants

Letio helps landlords avoid void periods with quick turnaround support and high-quality listings.

8. Check ventilation and air circulation

Poor airflow can make summer uncomfortable for tenants and increase the risk of condensation or mould. Ensure extractor fans, vents, and windows are functioning well, and consider providing portable fans if needed.

9. Schedule larger repairs

Summer is often when tenants go on holiday. Take advantage of empty periods to carry out bigger maintenance jobs like repainting, new flooring, or bathroom upgrades.

10. Choose the right letting agent

Summer is peak season for tenant movement, which means your agent needs to be fast, responsive, and compliant. If your current agent is falling short, now is the time to switch. Letio provides hands-off property management with full transparency and legal compliance built in.

Final tip: Don’t wait until it’s too late

May is the sweet spot for proactive landlords. By tackling this checklist now, you’ll reduce mid-summer callouts, keep tenants happy, and protect your property value.
